Metal repair is a different trade. We do it right.

Most roofers will install a new metal roof. Far fewer will repair one. The skills don’t fully transfer. Metal repair requires understanding of substrate movement, fastener engineering, sealant chemistry compatible with the existing coating, and panel-specific replacement parts. We do all of it because half our calls are repairs.

Common metal roof issues we fix: backed-out fasteners on exposed-fastener systems (the #1 source of metal roof leaks after about ten years), failed sealant at flashings and penetrations, ridge cap or hip cap separation, panel oil-canning that’s gone past cosmetic, individual panel replacement after impact damage, and coating failure on older galvanized substrates that needs re-coating before it rusts through.

We’ll tell you honestly when a repair is the right call vs when the metal roof has lived its life and needs replacement. Older galvanized roofs (pre-Galvalume) typically can’t be saved past about 40 years.

Where metal fails

The failure points on a metal roof.

Metal roofs don’t fail the way asphalt does. There are no granules to lose and no shingles to blow off. Instead, a metal system fails at its joints and its fasteners, and knowing where to look is half the job. Panel seam separation is a common one. On standing seam systems, the interlock can work loose over time from thermal movement, and on lap-seam panels the overlap can lift if the original sealant has dried out. Once a seam opens up, wind drives water right through it.

Ridge cap weatherstripping is another. The foam closure strips that seal the cap to the panel profile break down after years of sun and weather, and once they crumble you’ve got an open gap running the length of your ridge. Screw-down panels have their own weak point: the fasteners. The rubber washers under the screw heads age and crack, and the wood underneath shrinks and swells until the screws back out. That leaves dozens of small holes around the high points of the panels where water finds its way in. Penetrations are the last big one. Flashing around vents, pipes, and chimneys depends on sealant that doesn’t last forever, and when it goes the leak shows up at the penetration.

Knowing when to repair and when to replace comes down to the substrate. If the panels themselves are sound and the problem is fasteners, sealant, or a damaged section, repair is the right call and usually a lot cheaper than people expect. When the metal itself is rusting through, the coating has failed across the whole roof, or an older galvanized system is past about 40 years, you’re patching something that’s going to keep failing, and replacement is the honest answer. We’ll tell you which one you’re looking at and show you why.

Matching panels on an older roof is where experience matters. Profiles and colors change over the decades, and some systems are simply out of production. We carry and source a wide range of profiles, and when we can’t find an exact match we get as close as possible and place the replacement where it’s least visible. On systems that truly can’t be matched, we’re straight with you about it and help you decide whether a close-match repair makes sense or whether it’s time to plan for a full re-roof. Either way you get the real picture, not a guess.

Sealant is not forever

Why a metal roof needs a maintenance visit it never got.

A lot of folks buy a metal roof believing it’s a forty-year set-it-and-forget-it deal, and on the panels themselves that’s close to true. The trouble is the parts that aren’t the panels. Every metal roof has dozens of feet of sealed joints: pipe penetrations, the seam where the roof meets a wall, the flashing around a chimney, the closures under the ridge cap. All of those depend on a bead of sealant or a foam closure that has a real shelf life, and out in our sun and temperature swings that life is closer to ten or fifteen years than forty. So the panels outlast the seals by decades, and the roof that “never needs anything” quietly develops a slow leak at a joint nobody was watching.

That’s where a maintenance repair earns its keep. We go up, find every spot where the original sealant has hardened, cracked, or pulled away, cut it out, and re-seal with a product rated for both the metal and our heat. We replace crumbling ridge closures and re-set any flashing that’s worked loose. On exposed-fastener roofs we walk the field and catch the screws that are starting to back out before they’re leaking, not after the ceiling’s already stained. A few hundred dollars spent walking the joints every decade or so is what keeps a metal roof actually delivering the fifty years it was sold to do, instead of failing at year twenty over a six-dollar tube of dried-out caulk.

Diagnose the system

Identify the panel type (standing seam, R-panel, ag-panel, stone-coated), the substrate (Galvalume, galvanized, painted), and the coating system. Repair compatibility depends on getting these right.

Pull and replace fasteners

Backed-out fasteners get replaced with one size larger to bite into fresh wood. Color-matched. Compatible washers. The original holes get sealed with manufacturer-spec sealant.

Renew sealant + flashing

Old sealant gets cut out and replaced with sealant rated for both the metal substrate and the temperature swing in our climate. Failed flashing gets re-bent and re-installed.

Walk the rest

Once the immediate issue is fixed, we walk the rest of the roof. Better to catch the next two failures now than come back in six months for the same trip charge.

Common Questions

Metal Roof Repair FAQs

Can you repair my old galvanized roof?

Sometimes. If the substrate is past its life (deep rust, thinning, perforation), repair won’t hold. We’ll tell you honestly during the inspection. If it’s repairable, we do it.

Why do exposed fasteners back out?

Wood shrinks and swells with temperature and humidity. Each cycle slowly works the fastener up. After 10-15 years on most ag-panel systems, fasteners need to be pulled and replaced one size up. This is a normal maintenance item, not a defect.

How much does metal repair cost?

Usually less than people expect. A typical fastener-replacement job on a barn roof runs a few hundred dollars. Sealant renewal at flashings is similar. Major panel replacement runs higher.

Do you replace damaged panels?

Yes. We can match most panel profiles and colors. Some older systems are out of production. In those cases we discuss whether to source close-match replacements or plan for a future re-roof.

My metal roof is oil-canning. Is that something you fix?

It depends on what’s behind it. Oil-canning is the slight waviness you sometimes see across a flat panel, and a little of it is normal and purely cosmetic, especially on lighter-gauge metal. When it’s gotten bad, it usually points to panels that were over-tightened, an uneven substrate, or thermal movement that wasn’t accounted for at install. We come look, figure out which of those is driving it, and tell you honestly whether it’s a cosmetic quirk you can live with or a fastening problem worth correcting.
