Metal roofs that last fifty years.

Metal is the right roof for the right house. It costs about double what an asphalt install costs, but lasts roughly three times as long, sheds snow and ice better, won’t lose granules, and handles wind and hail in ways shingles can’t match. For a forever home, a barndominium, an outbuilding, or a steep architectural roof, metal often pencils out cheaper over a 30-year horizon.

We install three main systems: standing seam (concealed-fastener panels with raised seams, the highest-end residential metal), ag-panel and R-panel (exposed-fastener panels with industry-standard 36″ coverage, popular for barns and shops), and stone-coated steel (looks like a shingle, lasts like metal). All systems use Galvalume substrate with PVDF or SMP color coating from a major US manufacturer. Coating warranties run 30-50 years depending on the line. Substrate warranties are typically 25 years on the corrosion side.

Why metal here

Why metal makes sense in southwest Missouri.

A metal roof done right will go 40 to 50 years and often longer. A good asphalt roof in our climate gives you 22 to 25 before the sun and the hail have worn it out. So when a homeowner asks whether metal is worth the higher upfront cost, the honest answer is that it depends on how long you plan to be in the house. If this is your forever home, your lake place, or a property you’ll hand down, metal usually wins on cost over the years you’ll own it, and you stop thinking about your roof for a couple of decades.

The weather out here is the real argument for it. Our hail is hard on shingles, knocking granules loose and bruising the mat. Metal takes that punishment far better and keeps its seal. Our summers get hot and bright, and a light-colored metal panel reflects heat instead of soaking it up, which takes a load off your attic and your cooling bill. On rural properties where you’ve got outbuildings, shops, and a house all to keep up, the low maintenance is worth real money. There are no granules to lose and no shingles to blow off, so you spend a lot less time and money keeping it sound.

Standing seam and ag-panel are not the same product and shouldn’t be used interchangeably. Standing seam hides its fasteners under raised, interlocking seams, which is why it’s the cleaner, longer-lasting choice for a house. Ag-panel uses exposed fasteners and standard 36-inch coverage, which makes it the practical, budget-friendly pick for barns, shops, and ag buildings where the look matters less and the price matters more. We match the system to the building, not the other way around.

For lake-adjacent properties around the area, we lean toward recommending metal more often than not. Homes near the water see more wind, more sustained moisture, and harder weather coming off open water, and a sealed metal system holds up to all of it without the constant small repairs an asphalt roof needs in that environment. Color, gauge, and coating

The choices that actually matter on a metal roof.

Once you’ve decided metal is the right call, the next set of decisions is where a roof gets good or stays average. Gauge is first. The number runs backwards from what you’d expect, so 24-gauge steel is thicker and stiffer than 26-gauge, and 29-gauge is the thin stuff you see on cheap pole-barn jobs. For a house we run 24 or 26. The thicker panel resists oil-canning, holds its shape across long runs, and takes a hailstone without denting the way light-gauge does. Paying a little more for heavier steel is one of the few places on a roof where the upgrade is plain to see ten years down the road.

Coating is the second one, and it’s the part most homeowners never get told about. PVDF, sold under names like Kynar, is the premium paint system. It holds its color, fights chalking, and carries the longest fade warranties because the resin simply doesn’t break down under UV the way cheaper paints do. SMP is the step down, a good coating at a lower price that’s a fair fit on an outbuilding but not what we’d put on the front of a forever home in our sun. We tell you which coating is on the panel we’re quoting and what the fade and chalk warranty actually says, because two metal roofs that look identical on day one can look very different in year fifteen.

Color matters more than looks out here. A light or medium reflective color on a south- or west-facing roof in southwest Missouri sheds a real amount of summer heat, which your attic and your cooling bill both feel. Dark colors look sharp but soak up sun, so if you love a dark roof we’ll talk through ventilation and whether the heat tradeoff is worth it for your house. None of these choices are upsells. They’re the difference between a metal roof that does its job for half a century and one that gets you most of the way there.

Match the system to the house

Roof pitch, complexity, climate exposure, and your timeline all factor into which metal system makes sense. Steep architectural roofs typically get standing seam. Outbuildings often get ag-panel.

Substrate prep

Either a full strip-and-replace underlayment for a re-roof, or solid sheathing + underlayment for new construction. Metal installs over a synthetic high-temp underlayment rated for the panel system.

Panels to spec

Standing seam panels are field-formed or shop-formed depending on the run length. Each panel hangs on concealed clips that allow the metal to expand and contract with temperature without backing out fasteners.

Trim + flashing

Ridge, hip, valley, eave, rake, gable, and any penetration trim is cut and installed to match. Color-matched fasteners on exposed-fastener systems. Sealants rated for the panel system.

Common Questions

Metal Roofing FAQs

Will a metal roof make my house louder during rain?

No, not when it’s installed over solid sheathing with proper underlayment (which is how every modern residential install is done). Metal on bare purlins (like an open barn) is loud. Metal on a sheathed house with attic insulation is no louder than asphalt.

How much more does metal cost vs asphalt?

Roughly 2x to 2.5x for standing seam vs comparable asphalt. Ag-panel is closer to 1.5x. Stone-coated steel can be 3x. Lifespan is 50+ years vs ~20 for asphalt, so the per-year cost often works out lower.

Can lightning be a problem?

No more than any other roof. Metal isn’t a lightning attractor and doesn’t increase your risk. If lightning does strike, metal is actually safer than wood-shingle or asphalt because it dissipates the strike without catching fire.

Can I put a metal roof over my existing shingles?

It’s done, but we rarely recommend it. Going over shingles traps heat against the panels, hides any decking rot you’d otherwise catch and fix, and gives the new fasteners an uneven, spongy base to bite into. On a roof meant to last fifty years, we’d rather strip to the deck, check the wood, and start clean. We’ll lay out both options at the quote and tell you which one your roof actually needs.
