A re-roof is the right move when your existing shingles are cupping, granules are gone, leaks are showing up faster than we can patch them, or the roof is just past its useful life. Putting new shingles over old ones is allowed by code in some cases but it traps heat, hides decking problems, and shortens the new roof’s lifespan. We almost always recommend a full tear-off.
A typical replacement: we tarp your landscaping and pool, strip the existing shingles to the deck, inspect every plane for soft spots and rot, replace any compromised decking at cost, lay synthetic underlayment edge to edge with ice and water shield in valleys and eaves, then install your new shingle system to spec. Magnet sweep the property before we leave. Haul off every scrap.

Every plane gets walked. Soft spots get marked, replaced, and re-nailed. Decking allowance is in the original quote so there’s no scope creep when we find a few sheets that need to go.
New system to spec
Synthetic underlayment edge to edge. Ice and water shield in valleys and eaves. Drip edge on all rakes and eaves. Owens Corning shingles to manufacturer nail count and exposure. Hip and ridge cap. Starter strip everywhere it needs to be.
Sweep + haul off
Magnet sweep the entire driveway and yard. Haul off every scrap of debris the same day. Walk you through the finished roof and answer questions before the truck leaves.

Do I have to be home?
No. Most homeowners aren’t. We need access to the driveway for the dump trailer and the yard for the magnet sweep, but the install itself is on the roof. We send photo updates if you want them.
What about my landscaping?
We tarp everything around the perimeter. Magnet-sweep nails before we leave. Damaged plants are rare but we make it right if anything happens.
Can you re-roof if I have solar panels?
Yes, but we coordinate with your solar installer for panel removal and reinstall. There’s an additional cost for the solar trip charge that we itemize separately.
How do I know if I need a re-roof vs a repair?
Schedule a free inspection. We give you the honest read: if it’s repairable, we tell you. If it’s past its life, we tell you that too. We don’t upsell roofs that don’t need replacing.
