When a shingle roof is past saving

Almost nobody calls us wanting a whole new roof. They call because of a stain on a bedroom ceiling, or because a neighbor mentioned their shingles looked rough from the road. Our job on that first visit is to tell you which side of the line you are on, and plenty of Saint Clair roofs we look at land on the repair side.

What pushes a roof over to replacement is age plus evidence, not one or the other. Asphalt gives you somewhere around twenty-two to twenty-five years here. Past that the mat under the granules turns brittle, and a shingle that cracks when you lift it will crack again the next time anybody walks it. Add bare spots where granules have washed into the gutters, curling at the butt edges, exposed nail heads, and leaks in more than one spot, and a repair becomes money spent on borrowed time.

Storm history is the other trigger. A roof that has absorbed several hail seasons can be finished even when it looks acceptable from the driveway. That call is best made from up on the roof by somebody with no reason to sell you anything, which is what the free inspection is for.

Architectural and impact-rated shingles for hail country

Missouri weather settles most of the shingle conversation before it starts. Three-tab shingles are thin, flat, and cheap, and out here they are false economy. What we install on Saint Clair homes is architectural laminate, which is built from bonded layers so it has real thickness, holds a higher wind rating, and gives the roof depth and shadow instead of a flat stamped look. We are an Owens Corning Preferred installer, so that is the line we know best and the one we stand behind.

The upgrade worth talking through is impact resistance. An impact-rated shingle is engineered to take a hailstone hit and flex instead of fracturing the mat. It does not make a roof hailproof, and anybody who tells you otherwise is selling. What it does is raise the size of stone it takes to do real damage, which in this part of Missouri buys you fewer claims over the life of the roof.

Ask your insurance agent about it before you decide. Several carriers write a premium credit for impact-rated roofs, and that credit runs every year the roof is on the house. We lay out both options in the written assessment and leave the choice with you. Not every home here needs the upgrade, and we say so when it does not. Decking, underlayment, and the surprises under old shingles

Nobody can tell you the true condition of a roof until the old covering is in the dump trailer. That is why we quote decking work honestly rather than pretending the deck is fine and then springing a change order on you halfway through the morning. On older Saint Clair houses we find soft plywood along the eaves often enough that we plan for the possibility on every job.

The culprits are slow ones: a pipe boot that cracked years ago, a valley that was never lined properly, a gutter that overflowed every hard rain and wicked back under the starter course. None of it announces itself inside the house until the sheathing has gone punky, and a new shingle nailed into soft decking has nothing to hold onto.

So we walk every plane once it is bare. Anything spongy gets cut out and replaced with new sheathing, at our cost on the material, and we show you the section before it goes in the trailer. Then the system goes back down in order: ice and water membrane in the valleys and along the eaves, synthetic underlayment across the field, drip edge, new pipe boots and step flashing where the roof meets a wall. Old flashing does not get reused. It is a small part of the job that causes an outsized share of the leaks we get called about.

Ventilation is half of what makes the roof last

A shingle warranty assumes the attic underneath can breathe. When it cannot, the manufacturer’s rated service life is a number on paper and nothing more. Plenty of the homes we re-roof in St. Clair County have never had balanced ventilation, and the owners have no reason to know it, because nothing about it is visible from the ground.

Two things go wrong. In July, an attic with no exhaust path traps heat against the underside of the deck and bakes the shingles from below, driving granule loss years ahead of schedule. In January, warm moist air from the living space rises into that same dead attic, condenses on the cold sheathing, and drips. Owners see the stain and assume the roof is leaking. It is not. The water came from inside the house.

A roof that cannot breathe wears out from the inside, and no shingle upgrade fixes that.

With the deck exposed during a replacement, that is the cheapest hour anybody will ever spend correcting it. We check that the soffit intake is open rather than painted or insulation-blocked, then balance it against continuous ridge exhaust so air enters low and leaves high. Matching the pair is what matters. Exhaust with no intake feeding it just pulls conditioned air out of the house.

One day on most homes, two on the complicated ones

A replacement is loud and it is fast. Most single-story Saint Clair houses are stripped, decked, dried in, and shingled between morning and evening of the same day. Two-story homes, steep pitches, cut-up rooflines with several dormers, or a deck that needs significant sheathing work will carry into a second day, and we tell you which one you are before we start rather than after.

You do not need to be home, though somebody usually is. Move vehicles out of the driveway, take pictures off the walls on the top floor because the hammering travels, and let us know where the pets will be. We tarp the landscaping and set the trailer where it does the least damage to the yard.
